The proposed land use is residential which incorporates large 4-bed detached house types. Two self-build plots are also proposed. The details of the self-build houses will be subject of further planning applications as and when designs come forward. As they are relatively large plots, it is envisaged they will be 6+ bed houses. As such the development will provide a good mix of house sizes and types.
The over-arching goal of the masterplan layout is to create a pleasant living environment that meets the needs of the existing and new community. The On Architecture team has worked to ensure they create a focal green space with both retained and proposed trees and an attractive SUDS that is overlooked by new homes which makes efficient use of the site and topography to augment the existing area at risk of flooding to provide sustainable drainage for the development and an enhanced area of wetland habitat for wildlife.
