The conversion of Ashford Civic Centre forms an important component of the wider regeneration of the Commercial Quarter and Stour Green Corridor.
Situated between Ashford International Station and North Park, the site occupies a prominent position at the interface of the town centre, riverside landscape and emerging residential neighbourhoods. The proposal responds to the opportunity presented by the relocation of the Borough Council, bringing a vacant civic building back into productive use while supporting the long-term transformation of this part of Ashford.

The architectural approach is rooted in the retention and adaptation of the existing structure, preserving the building’s distinctive postmodern character whilst accommodating 58 affordable homes. Working with the inherent qualities of the existing fabric, the design introduces carefully integrated residential interventions, including new balconies, enhanced amenity provision and improved connections to the surrounding landscape. The reuse of the building significantly reduces embodied carbon and demonstrates the value of adaptation as a sustainable approach to regeneration.
The proposals are equally focused on the public realm and the role of the site within the wider urban context. Enhanced pedestrian connections, new landscaped spaces, retained workspace and ancillary communal space contribute to a more active and accessible environment, strengthening links between the station, North Park, the Commercial Quarter and neighbouring developments. Together with adjacent projects, including Tanyard, the scheme forms part of a coordinated vision for the continued regeneration of central Ashford, creating new homes whilst reinforcing the character and connectivity of the town centre.
